Overall home sales increased by 3 houses in January 2018 over January 2017 (32 vs. 29).

The number of waterfront homes grew to 9 in January 2018 compared to 7 in January 2017. Non-waterfront home sales increased by 1 house January 20178 (23 vs. 22).

In January, the average selling price in Cass County for all homes increased 6 percent to $178,348 from $167,633 in January 2017. The median selling price for all homes in January rose 20 percent to $146,250 from $122,000 in January 2017.

After two peak years, the January 2018 housing market took a step backward. It is not unusual for the month of January to be least productive month of any given year. For a variety of reasons buyers and sellers push to close in December before year end. This year for example home sales in January were 30 percent below sales in December 2017 (190 vs. 272),

Comparing year-to-year, January 2018 home sales fell 6 percent behind January 2017 (190 vs. 203). Looking at sales year-over-year in January back to 2006, the number of houses sold in January 2018 was the third highest.

December 2017, The Housing Market in Cass County & SWMI

Overall home sales in 2017 in Cass County rose 3 percent (708 vs. 685). Sales in August and September were 87 and 85 homes respectively; the highest numbers per month for the past three years. In December, the number of homes sold slipped 9 percent from December 2016 (49 vs. 54).

The number of waterfront homes sold in all of 2017 increased 17 percent over 2016 (212 vs. 181). The number of non-waterfront homes sold, slipped 2 percent from 504 in 2016 to 496 in 2017.

In December 2017 the number of waterfront homes sold declined 21 percent to 11 from 14 in December 2016. Non-waterfront homes sales decreased by 5 percent (38 vs. 40).

December 2017, Year End SWMI Housing Market - 2017 New Peak Year

“At the end of 2016, we were excited about setting a new peak year for the local housing market. It had been a long road back from the 2006, the previous peak year. Then in 2017 the housing market continued to outpace numbers set 2016 while the inventory of houses for sale continued to shrink. The number of houses sold, the total dollar volume, and the average and median selling prices for 2017 all surpassed 2016 numbers crowning 2017 the new peak year for the housing market in Southwestern Michigan,” stated Alan Jeffries, Association Executive, Southwestern Michigan Association of REALTORS®, Inc.

December 2017, The Housing Market in South Haven 49090 and SWMI

In 2017, the number of single family home sales in the South Haven zip code 49090 increased 15 percent when compared to 2016 (260 vs. 260). There number of single family houses sold in December 2017 declined 25 percent from December 2016 (12 vs. 16).

The average selling price for single family houses in 2017 slipped 3 percent to $271,622 from $280,371 in 2016. The median selling price for single family houses in 2017 51 rose 16 percent over 2016 ($204,000 vs. $216,250).

In December, the average selling price for single family houses soared 54 percent when compared to December 2016 ($385,325 vs. $250,238). The median selling price in December 2017 jumped 51 percent to $327,500 from $176,500 in December 2016.
