July 2019, The Housing Market in South Haven 49090 and SWMI

In July, the number of single-family home sales in the South Haven zip code 49090 plunged 31 percent when compared to July 2018 (18 vs. 26). Fortunately, the year-to-date, single-family house sales were up 16 percent (133 vs. 115). 

The average selling price for single-family houses fell 26 percent from July 2018 ($316,301 vs. $425,135). The median selling price for single-family houses increased 16 percent to $253,350 compared to $219,000 in July 2018. 

Condo sales increased by one condo over July 20189 (4 vs. 3). Year-to-date, condo sales were down by four condos (22 vs. 26).

Home sales in July took a step backward from a year ago, dropping 19 percent (317 vs. 390). July home sales also fell 14 percent from sales in June (317 vs. 367). Year-to-date, the number of houses sold was one house higher in July 2019 (1986 vs. 1985).

The average selling price in July 2019 for houses sold in our area was $251,423 compared to $228,965 in July 2018. Year-to-date, the average selling price increased just 4 percent ($236,199 vs. $226,218).

Overall home sales in June dropped 7 percent from what sold in June 2018 (71 vs. 76). Sales of waterfront houses decreased 30 percent (16 vs. 23). Non-waterfront home sales were up by 2 houses (55 vs. 53).

At the end of the second quarter of the year, overall housing sales in June 2019 trailed by 28 houses when compared to June 2018 (285 vs. 313) for a 9 percent decrease. Waterfront home sales were down by the biggest share with 21 of the overall 28 houses. This put waterfront home sales 25 percent behind in sales from June 2018 (62 vs. 83). Non-waterfront housing sales were down by seven houses (223 vs. 230).

June 2019, SWMI Housing Market - Sales Slowed Down, Prices Jump 14%

“The exact same number of houses, 367, was sold in June 2019 as in June 2018. In the previous two months, (April and May), sales of homes were increasing by over 20 percent each month. June sales only increased 2 percent or 6 houses over sales in May. Houses sold in June 2019 had an average selling price of 14 percent higher than those sold in June 2018,” stated Alan Jeffries, Association Executive, Southwestern Michigan Association of REALTORS®, Inc.

In June, the number of single-family home sales in the South Haven zip code 49090 was 26 percent when compared to June 2018 (24 vs. 19). Year-to-date, single-family house sales were up 29 percent (115 vs. 89).

The average selling price for single-family houses fell 29 percent from June 2018 ($262,672 vs. $370,318). The median selling price for single-family houses decreased 16 percent to $242,343 compared to $288,500 in June 2018.

Condo sales plummeted 57 percent in June 2019 (3 vs. 7). Year-to-date, condo sales were down by five condos (18 vs. 23).
